The Horsham LRA will consider three scenarios for a walkable, mixed-use development at Naval Air Station Willow Grove, after learning about the options from its planning consultant at its August board meeting.

The alternatives for the 892-acre site located outside of Philadelphia each include a town center along with varying mixes of housing, office space, commercial and industrial uses, and open space, Russell Archambault, vice president and principal for RKG Associates, told the LRA. Infrastructure costs for the three vary from $38.1 million to $43.1 million, reported Montgomery News.

Two of the scenarios call for 1,800 residential units. One of those includes 75 acres of light industrial use, a 188-acre office park and 175 acres of open space. The other would have a town center with a community park and no light industrial space. The third alternative includes a central town green surrounded by a variety of other uses — light industrial, retail, single-family residential, office space, and a hotel and conference center.

None of the reuse alternatives includes an airport.
