The LRA for the former Naval Air Station Willow Grove intends to act as master developer for the 862-acre property, and now is preparing an application for an economic development conveyance (EDC) to obtain the entire site.
The LRA’s consultant, Matrix Design Group, is working on the project’s business plan, which it plans to complete later this year, reported the Horsham Patch. The Navy and the Horsham LRA likely won’t complete negotiations over an EDC before March 2014, Executive Director Mike McGee told the paper.
The LRA’s mixed-use plan envisions more than 1,400 residences, including townhouses and single-family houses, a 40-acre middle school, and a town center featuring retail and open space. A 133-acre office park is projected to generate more than 7,000 jobs for the region.
Infrastructure improvements needed to carry out the redevelopment are projected to cost $145 million, including demolishing buildings and the airfield, and putting in new roads and water and sewer lines.
