Navy Scales Back Scope of S. Maryland EUL Project

The Navy has scaled down the scope of a proposed enhanced use leasing (EUL) project in southern Maryland and now is seeking a developer for only a 12-acre portion of the Navy Recreation Center in Solomons, Md., located across the Patuxent River from Naval Air Station Patuxent River.

In 2010 the Navy sought developers for the entire 264-acre site, reported Southern Maryland News.

“We took it back to the smaller scope to provide the best fit for the Navy and the community,” said Capt. Ben Shevchuck, the installation’s commanding officer. The tract offers a variety of potential uses for the Navy and the community, including office and retail space, Shevchuck said.

“The Navy has no preconceived notions of what type of development could go on the property,” said Pax River spokeswoman Connie Hempel. “We are leaving that to the creativity of the development community.”

Negotiations are currently underway for a separate EUL project for office space at the naval air station.

“We really feel like this is the kind of thing we want to be a win-win for the Navy and the community,” Shevchuck said.
